A Room Above the Garage, Built to Match the Home

For this Pewaukee home, we built a new room above the existing attached garage. A dormer with a standing seam metal roof adds a crisp architectural detail to the front of the house. We tied the new framing into the existing roofline and matched the siding, so the addition reads as part of the original home instead of something added later.

Types of Home Additions We Design and Build

Second-Story Additions

Building up adds living space without giving up any yard. A second-story addition can bring new bedrooms, bathrooms or a bonus room. We start by looking closely at the existing structure, so the plan works with your home from the foundation up.

Primary Suite Additions

A primary suite addition creates a private retreat with a bedroom, a bathroom and closet space designed around how you live. It's often the change that makes a home work for the long term.

Rooms Above Garages and Garage Additions

The space above a garage is one of the most practical places to add a room. It can be an office, a guest room or a place for the kids to hang out. We also build new garage additions, including ones with finished space above.

Sunrooms and Four-Season Rooms

A sunroom or four-season room brings in natural light and views. A four-season room is insulated and heated, so you can use it comfortably through a Wisconsin winter.

Kitchen and Family Room Bump-Outs

Sometimes a few extra feet change everything. A bump-out extends a kitchen or family room just enough to fit an island, a dining area or a better layout, without the size of a full addition.

What's Involved in a Home Addition

Design and Planning

Every addition starts with how you want to use the new space and how it connects to the rooms you already have. Our design team plans the layout, the flow between old and new, and the selections, so you know what you're building before construction begins.

Structural and Foundation Work

Additions need a solid base. Depending on the project, that may mean a new foundation, footings or a slab, or reinforcing existing framing to carry a second story. We evaluate your home's structure during design and bring in a structural engineer when needed.

Permits and Inspections

We handle the permits and schedule the required inspections with your municipality, so you don't have to manage that paperwork.

Matching Your Existing Home

A good addition shouldn't look added on. We match rooflines, siding, windows and trim on the outside, and carry flooring, millwork and finishes through on the inside, so the new space feels like it was always there.

Living at Home During Construction

Many homeowners stay in their home during an addition. Much of the early work happens outside the existing house, and we plan the work to keep dust, noise and disruption to a minimum. When the addition connects to your living space, we'll walk you through what to expect ahead of time.

What Affects the Cost of a Home Addition

Every addition is custom, so the investment depends on your home and your plans. The biggest factors are:

  • The size of the addition and how you'll use the space

  • Foundation type: slab, crawl space or full basement

  • Structural work, especially for second-story additions

  • How the new roof ties into the existing roofline

  • Extending heating and cooling, plumbing and electrical

  • Matching exterior materials like siding, roofing and windows

  • Cabinetry, tile, flooring and other selections

  • Site access, grading and the lot itself

Home Addition FAQs

How much does a home addition cost?

Every addition is custom, so cost depends on the size, the foundation, any structural work, how the addition ties into your existing roof and systems, the exterior materials, and your interior selections. After we visit your home, we provide a courtesy preliminary ballpark estimate. See our Pricing Guide for more on how we approach project investment.

Do you handle permits and inspections?

Yes. We pull the permits and schedule the required inspections with your municipality.

Can we live at home during an addition?

Many homeowners do. We plan the work to keep disruption low and let you know ahead of time when the construction will affect your living space.

Will the addition match the rest of our house?

That's one of our main goals. We match the roofline, siding, windows and trim outside, and carry finishes through inside, so the addition looks like part of the original home.

Can our home support a second-story addition?

It depends on the home. We evaluate the existing structure and foundation during design and bring in a structural engineer when needed. That tells us what the house can support and what reinforcement a second story would require.

Can you build a room above our existing garage?

Often, yes. A room above the garage is one of the most practical ways to add space. We'll look at the existing garage structure and roofline during our visit.

What's the difference between a sunroom and a four-season room?

A sunroom is typically used in the warmer months. A four-season room is insulated and heated, so you can use it all year.

Do you design the addition as well as build it?

Yes. As a design-build firm, we handle the design and the construction, so one team is responsible from start to finish.

How soon will we get an estimate after your visit?

Please allow 7 to 10 business days after our visit for us to put together your preliminary ballpark estimate.
